Should you choose Buildwise Solutions as your builder we will guide you through our process in the following key stages:
If you decide to have Buildwise Solutions design and build your home or extension we will ask you to pay a non - refundable Design Fee of 3% of your budget for the proposed project to Buildwise Solutions and sign our Design Fee Agreement. Once the building contract is signed the deposit is reduced by the 3% Design Fee. The next step will be for our design team to sit with you to explore your design ideas and preferences which will then inform the final design.
When you are happy with the design our Interior Designer will meet with you to gain an understanding of your preferences for the colour palette and finishes including carpets, tiles, window treatments, benchtops and tap fittings and so on. A Colour and Finishes Board will then be prepared for your consideration showing the recommendations from the Interior Designer and final choices can then be made.
If you decide to have Buildwise Solutions build one of its range of contemporary Executive Homes, Granny Flats or Tiny Homes you won’t be asked to pay a Design Fee but changes can still be made to the design. Our Interior Designer will also provide the full service outlined above to purchasers of Executive Homes, Granny Flats and Tiny Homes.
We will then liaise with you to make sure you are happy with the colour palette, finishes and the drawings and make alterations where necessary. You will be given a set to sign off on for inclusion in the Contract. The contract can then be signed and the deposit paid.
Having finalized the plans, finishes and colour scheme that you want the final Specification will be prepared for inclusion in the contract.
The contract can now be signed by yourselves and Buildwise Solutions. The contract to be used for your project will be the Master Builders Association of WA document titled:
Home Building Works Contract [HBW 2016] [for use in works without an Architect]
- Finance Approval [ if required]
Final plans and build cost are provided to you for on-forwarding to your preferred finance broker/institution in support of your application for finance for the project. Buildwise Solutions can provide you with the contact details of a very experienced Finance Broker if you require it;
- Council Submission
We are very experienced in submitting plans to Councils and we try to make the process as quick and painless as possible by supplying the Council with all the paperwork, measurements and specifications that they will require.
Buildwise Solutions will source the Engineering and Energy reports and will put them together with the working drawings ready for submission to Council. When the submission is ready it is given to our Surveyor to certify. Following receipt of the Surveyor’s BA2 form the file will then be submitted to Council with the Application for a Building Permit which, depending on the Council, may be issued within as little as 10 days;
Once your plans have been approved by Council, we will start ordering the materials and constructing your structure. Using the Bondor InsulLiving® system and products the following completion times from the date of signing the contract can be readily achieved:
- Granny Flats & Tiny Homes: approximately 6 - 10 working weeks
- Home: approximately 12 - 18 working weeks
